Student Accommodation Leicester

We launch for lettings in October every year. If you want to secure the best accommodation that fits your budget and preferences we advise booking before Christmas. If you leave it too late in the academic year there will be less choice available which is likely further from campus.

We collect a deposit for all of our houses. Our houses have a deposit of either £300 or £350 per person, depening on the size of your property. Studios have a deposit of £350 per person. Where Sulets is the landlord (stated on the contract), we hold the deposit until the end of the tenancy and then return it to each individual tenant named on the contract.

Where we are the agent acting for the landlord (it will say the landlords name on the contract), we place the deposit in a government approved scheme, My Deposits. For this type of property, the first person who applies is automatically assigned the position of ‘Lead Tenant’.  This is an important role as this is the person who agrees the return of the deposit and receives the money from the scheme that they need to distribute amongst the group.  These rules are set by the scheme, not Sulets.

A guarantor is someone who signs an agreement to pay your rent if you do not pay.  This is usually a family member.

To rent Sulets private housing, your guarantor must be a UK Citizen, be over 18 and in full time employment earning at least the minimum wage, or a UK homeowner. We require a copy of your passport, proof of address and proof of income for all guarantors.
