Renters’ Rights Bill update
The Renters’ Rights Bill continues its passage through Parliament with next stages planned on the 1st, 7th and 15th July. Parliament breaks for the summer on 22nd July so it is looking very tight to get the new law ‘over the line’ before then.
Even if it does become law before the summer break, this does not mean that it will instantly become law as there will be an implementation period. The housing minister, Matthew Pennycook, had originally suggested October for implementation, but that seems very soon even if the bill does become law in July. The Government will need to issue guidance to the sector as well as look at secondary legislation (for example to exempt PBSA). They also stated that they would give “sufficient time” for the market to adapt to the changes. Our best guess is that we will see this come into force late 2025 or early 2026.
If the bill does not complete the parliamentary process before the summer recess, this will push it back to October when MPs return from the summer break. This would most likely mean a mid-2026 implementation period.
What this means is that all the tenancies that are already signed or are being signed for the 25/26 year, WILL be impacted by this new law during the tenancy year. All Sulets landlords on lease agreements are protected from these changes and can be assured that their properties can continue to operate as they have always done.

Do you have a Radio Teleswitch Electricity meter?
The technology that supports RTS electricity meters will switch off from 30 June 2025. Without the technology to tell RTS meters when to swap between peak and off-peak rates, they may no longer work properly, and it may mean that a consumer’s heating and hot water supply stops functioning as normal.
If you have an RTS meter, your electricity supplier will get in touch to arrange an upgrade to a smart meter before this deadline.

Terms & conditions:
Sulets will pay £500 to any existing landlord referring a new landlord who hasn’t previously rented a property through us and whose property we subsequently rent for the forthcoming year. The payment is for each new landlord introduced. There is no limit on the number of individual referrals that can be made.
