Renters Reform Bill fails
Following the announcement of the general election, the Renters Reform Bill (RRB) failed as it did not complete all stages of the parliamentary process. It will be up to whomever forms the next government to bring a new bill back to Parliament.
At the point of writing, both of the main parties have stated that they are bringing in some form of legislation. The Conservatives have stated that they will reintroduce the Renters Reform Bill again, albeit it seems unlikely that they will form the next Government if the current polls are even vaguely right. Moreover, given that the previous Bill failed due to resistance from their own backbenchers, it would seem unlikely that they would pass any sort of reforming legislation second time around.
The more likely scenario is that Labour forms the next Government. Their manifesto is surprisingly light on their plans for the PRS. Their headline claim is their commitment to ban S21 ‘immediately’. In reality, they will need to pass some form of amending legislation to do this, it isn’t something that they can just decree on day one. They have also stated that they will implement ‘Awwab’s law’, named after the child that died due to damp and mould in a Housing Association property. This has already been passed into law for Housing Associations, but this will be applied to PRS if Labour form the next Government.
Other than that, the Labour manifesto is strangely silent on their plans for the PRS, but given that they were broadly supportive of the original RRB, it is probably a safe bet that there will be new legislation coming from the next Government soon.

You may be aware we have recently had some staff changes. Jake Lewis has moved on to pastures new and we are pleased to announce his replacement has already been recruited.
Ruta Svedkauskaite returns to Sulets, having previously worked for us in a Senior Property Manager role. She has extensive experience in residential and student property management and lettings. Holding a first class degree and a Level 3 PropertyMark qualification in Residential Letting and Property Management, Ruta brings a wealth of knowledge and expertise to the team.

Landlord repairs
We have implemented a new procedure to track and report repairs and maintenance when a landlord completes these using their own contractors. If you complete your own repairs, we will send you a job sheet to confirm what has been reported. Once the repair has been completed, please reply to our maintenance email to confirm so that we can update our records and follow up with the tenant to ensure they are satisfied with the repair.
This helps to monitor repairs that our landlord’s complete themselves and helps us to better communicate maintenance queries with tenants.

Tenant survey results
The results are in! We recently sent our annual survey to all Sulets tenants before they left for the summer break. The results highlight that 80% see their rent as good value for money. And most importantly the percentage of students who would recommend Sulets to other students based on their experience was excellent at over 81%.
