Monthly payments become our default from 2027/28
Many of you have told us you’d prefer to receive rent monthly, as it fits better with your own outgoings. So, from the 2027/28 lettings year, monthly payments will be our standard arrangement.
Your rent guarantee is unchanged. Once your property is let, we pay you in full on the agreed dates, regardless of whether the students pay us on time.
Importantly you should note that this is our new default, it is not mandatory so if you want to continue to receive termly payments that’s fine, just let your property manager know. If you’ve already told us, there’s nothing more you need to do.
A note on the Renters’ Rights Act – The Renters’ Rights Act 2025 has effectively ended termly rent in advance for most private student lets. Our student tenancies sit outside the Act, so nothing changes for your Sulets arrangements. However, we know many students now expect to pay monthly, so we’ll be offering them that option too.
Private Landlord Database (£65 per year) – Not applicable to Sulets landlords
The new private landlord database starts rolling out in December, initially in the West Midlands before implementation across England. Landlords will have to register every property they let on an assured tenancy and pay £65 per property, every year.
Properties let through our Leased Service are not covered by the database. Your lease is with Sulets, and our tenancies with students sit outside the assured tenancy system, so there is nothing for you to register and no fee to pay while your property is leased to us.
That means a landlord with:
🏠 1 property will save £65 a year
🏠 5 properties will save £325 a year
🏠 10 properties will save £650 a year
It also means one less compliance risk to manage. Councils will be able to fine landlords up to £7,000 for breaches, and up to £40,000 for letting a property without registering it.
Please note: if you let any properties outside Sulets, those will still need registering in the normal way.
It’s another saving, alongside all the other benefits of letting your student property through Sulets.
Update from Jake Lewis – Sales Manager
This is the exciting time where we go live, and the students begin looking for that dream 2nd year house with friends. Due to our unique relationships with DMU, Uni of Leicester and Loughborough University we were invited to their Freshers events to engage with students first hand and best advise them on the new experience of finding the perfect student home to fit their needs.
During these events, we signed up over 3,000 students to our mailing lists, generating significant demand for your properties. We have already started receiving enquiries and have booked a number of these students in to view your properties.
From my conversations there is definitely a large percentage of students who are looking for student housing. The main reasons being keeping costs down, locations and for the university living experience.
With our unique Leased Service, I do believe Sulets are the best destination for students and landlords alike.
£500 landlord referral
Sulets are actively looking to sign up new landlords in Leicester or Loughborough. If you know of anyone who could benefit from the Sulets service, then please let us know. The more landlords like you that we have on board, the more students we can help.
If you recommend a new landlord to us, we will offer you a £500 cash referral payment if they sign up and we let their property! 🤑
Please contact Jake Lewis (Sales Manager) who will be happy to help and can offer valuations on potential rental incomes in the student sector.
Terms & conditions:
Sulets will pay £500 to any existing landlord referring a new landlord who hasn’t previously rented a property through us and whose property we subsequently rent for the forthcoming year on a lease. The payment is for each new landlord introduced. There is no limit on the number of individual referrals that can be made.
