  • How do I apply for a home through Sulets?

    You can use our online application form to secure your booking with us. You will need to be over 18 and have a UK based guarantor or alternatively pay the rent in two installments instead of four.

  • What is a Guarantor?

    A guarantor is a family member that lives and works full time , they will need to have their own email address and will sign a contract to agree to pay the rent if you don’t.

  • What do I have to pay to reserve a room?

    If you are staying in one of our halls of residence, there is no deposit to pay. However, you will be required to pay a one-off advance rent payment..

  • Who will manage and maintain the property after I have moved in?

    Once you have moved in, Sulets will be your main point of contact for everything to do with your contract and rent payments. With regard to maintenance of the buildings we work in partnership with Student Roost who take care of everything from your post, to security and cleaning.

  • How do I pay Sulets?

    If you live in one of our halls of residence you’ll need to pay your rent electronically via our Application Hub

  • Who will pay for the gas, water, electric and other utilities?

    If you are living in one of our halls of residence then all your bills are taken care of by Sulets this includes broadband and wi-fi.

    Please note, it is the tenant’s responsibility to arrange their own TV license so make sure you get this in place for when you move in, for information click here.

  • Will my belongings be covered by the Landlord’s insurance?

    If you are living in one of our halls of residence then basic insurance is included free of charge. If you require additional coverage for especially valuable items we suggest you check your policy and the details of what is covered by clicking here.

  • Can I change my mind having already signed up?

    It is worth noting that when you sign up for accommodation with Sulets you will be signing and agreeing to the terms and conditions of a legal contract.

    The only way to get out of a contract is to find a suitable person who would be happy to take over the responsibility of the contract and the property. This can take time and isn’t always easy so we would highly recommend that you make absolutely sure you are 100% happy to proceed before you commit and sign. There is also a £50 administration charge to consider if you did want to go through this process.

Private Housing

  • What kind of houses do Sulets have on offer?

    You can choose from three types of house:

    1. Sulets All Inclusive – You pay us rent and bills are included
    2. Sulets Managed – You pay us rent and bills are not included
    3. Landlord Managed – You pay the landlord rent and bills are not included

    There is no difference in quality, please check your contract for all details on your agreement.

  • How do I apply for a home through Sulets?

  • What is a UK based Guarantor?

    A guarantor is a family member that lives and works full time in the UK , they will need to have their own email address and will sign a contract to agree to pay the rent if you don’t.

  • What do I have to pay to reserve a room?

    We do not charge administration or agency fees. Most of our houses have a standard £250 Deposit per person which you will need to pay at the time of signing the contact to secure the property. Your deposit is refundable at the end of your tenancy providing there is no damage to the property and no rent is outstanding.

  • Who will manage and maintain the property after I have moved in?

    The majority of houses are managed by Sulets, so we will collect your rent and deal with any queries or repairs needed to the property.

    If we have let a Landlord Managed house then you will liaise directly with the landlord. We will confirm this information at the time you sign the contract.

  • How do I pay Sulets?

    If the property is ‘Sulets All Inclusive’ or ‘Sulets managed’, you will need to pay the rent to us on the due date according to the payment schedule detailed in the rent and payment schedule in your tenancy agreement.     If the property is ‘Let Only’ then your rent will be payable direct to your landlord and their details will be clearly stipulated on the tenancy agreement.

  • Who will pay for the gas, water, electric and other utilities?

    This depends on the type of house you are living in, check your contract for details of this, or give us a call. In short the differences are thus:

    1. Sulets All Inclusive house – All bills are included
    2. Sulets Managed house – Bills are not included
    3. Landlord Managed house – Bills are not included

    There is no difference in quality, please check your contract for all details on your agreement.

    There will be no Council Tax charge where only full time students occupy a house. There are specific rules governing who is classed as a full-time student and tenants are advised to check this before choosing who to live with.

    In most houses, tenants must take out insurance for their own belongings. If you are living in a Sulets All Inclusive house, insurance will be included. Check your contract for further details or give us a call and we can check this for you.
