Q. How do I apply for a home through SULETS?
A. Each tenant who will be living in the property will need to complete an on-line application form. To apply for a property through SULETS you will need to meet the following criteria:
- Be 18 years of age or over
- Able to sign the tenancy agreement
- Able to provide a UK based guarantor OR alternatively pay the rent in three instalments instead of four
- Able to view the property internally (accompanied by a member of staff)
Q. What do I have to pay to reserve a property?
A. SULETS do not charge administration or agency fees . Most of our houses have a standard £200 Deposit per person which you will need to pay at the time of signing the contact to secure the property. This will be protected under the Deposit Protection Scheme. Your deposit is refundable at the end of your tenancy providing there is no damage to the property and no rent is outstanding.
If you are renting one of our halls of residence, there is no deposit to pay. However, you will be required to pay a one off Energy Contribution that covers all utilities including Internet access for the duration of the tenancy. This sum is not refundable.
Q. Am I committed to pay rent for a fixed term?
A. Yes, depending on the length of the tenancy you sign, you are legally required to pay the rent until the contract ends. If you need to pull out of the tenancy part way through (or before you take up residence) we will try to help you by re-advertising your room and negotiating with the landlord to grant you early release. If a suitable replacement can be found, we will redraw the contract and there will be a small administration fee of £50 +VAT payable towards the cost of the additional work involved. Please note that you remain liable for the rent until a replacement has taken over your room.
Q. What does ‘jointly and severally’ liable mean?
A. Where there is more than one tenant signing an agreement, all tenants are ‘jointly and severally’ liable. This means that each tenant can be held responsible for the agreement and paying of rent and not just a share of it. Be sure about the people that you agree to share with as if they fail to pay the rent, you can also be held liable. Unlike other agencies, we do not make your Guarantors jointly liable. The Guarantor is only liable for their nominated tenant.
Q. Who will manage/maintain the property after I/we have moved in?
A. It will either be the landlord or SULETS. If we manage the home then SULETS will collect your rent and deal with any queries or repairs needed to the property. If we have let the house for the landlord on a ‘Let only’ basis then you will liaise directly with the landlord. We will confirm this information at the time you sign the contract.
Q. What is the difference in quality between SULETS ‘Managed Homes’ and ‘Let Only’ properties?
A. No. It simply means who you will deal with on a day-to-day basis once you are in the property.
Q. How do I pay SULETS?
A. If you have taken a SULETS Managed Property or a Hall of Residence then rent will be payable termly to Sulets.
You will need to pay the Rent on the due date according to the payment schedule detailed in the Rent and Payment Schedule in your tenancy. All Rent, Deposit or Energy Contribution payments will be payable by bank transfer to:

If the property is ‘Let Only’ then your rent will be payable direct to your landlord and their details will be clearly stipulated on the tenancy agreement.

Q. Who will pay for the Utilities, Services and TV Licence?
A. Normally most bills will be the responsibility of the tenant unless stated otherwise. There will be no Council Tax charge where full time students ONLY occupy a house. There are specific rules governing who is classed as a full-time student and tenants are advised to check this before choosing who to live with.
If you are living in one of our Halls of Residence or one of our new Head Tenancy Houses then all your bills are taken care of by Sulets!
Q. Will my belongings be covered by the Landlord’s insurance?
A. In most houses, tenants must take out insurance for their own belongings. However our Head Tenancy Houses and The Summit include contents insurance free of charge.
