Fees

We believe in honest, transparent, fair dealing and that’s why unlike most other agencies we make no secret of our fees.

We provide two services, ‘Fully Managed’ and ‘Let Only’ .


Fully Managed Service

For the Fully Managed service we charge an initial set up fee of 25% of a full month’s rent plus VAT per property (Minimum of £300 plus VAT). In addition, the monthly management charge is 11% plus VAT of the collected rent. If you place more than one property with us our monthly management fee for all your properties will be reduced to 10%. To protect your property, on the first let a professional inventory will be carried out by an independent inventory provider as part of the initial setup cost.

Once you’ve rented your property through SULETS, if your current tenants decide to renew their tenancy and stay in the same property for another year we will redraw the tenancy agreements, standing order mandates and guarantor agreements and the only fee you will pay is the management fee, there will be no set up fee payable!

The Fully Managed service provides:

   •  Production of Standing Order Mandates and Guarantor Documents for each tenant
   •  Deposit collection and registration with the DPS
   •  Utility companies notification
   •  Collection of rent and transfer
   •  Professional, independent, third party inventory
   •  Termly property Inspections with detailed reports
   •  Maintenance Service (arranging maintenance)
   •  Check Out & Closing Inspection
   •  Return of Deposit
   •  Dilapidations & Arbitration of Bond Deductions
   •  Chasing of rent arrears


Let Only Service

For the Let Only service we charge an initial set up fee of 75% of a full month’s rent plus VAT per property (minimum £425 plus VAT). Set up fees will usually be deducted from the first month’s rent if we are to collect the first month’s rent. Alternatively if the lease is signed well in advance of the start date, the landlord will be invoiced to pay us directly. This service also includes as part of the set up fee, a professionally prepared inventory.

Once you’ve rented your property through SULETS, if your current tenants decide to renew their tenancy and stay in the same property for another year we will redraw the tenancy agreements, standing order mandates and guarantor agreements for a £50 + VAT admin fee! However if more than 50% of the group changes the original set up fee will apply.

The Find Tenant Only service provides:

   •  Marketing
   •  Viewings
   •  Tenant selection
   •  Tenancy agreements
   •  Deposit collection and registration with the DPS
   •  First months rent, deposit collection and transfer
   •  Preparing the initial standing order for future payments
   •  Professional, independent, third party inventory

Unlike most other agencies we won’t charge you extra for what some agencies call ‘additional services’:

   •  No agency mark up for maintenance and general repairs carried out on managed houses. The price you pay is the
      price we pay.
   •  Registering your deposit with the DPS at no extra charge
   •  No renewal fees on Let Only Tenancies when the same tenants continue in the house for the second year.
   •  Essential Services, e.g. EPCs, Gas Safety checks etc strictly charged at cost, e.g. Gas Safety Records for £45,
      Gas Safety Records and Boiler Service for £65, Periodic Inspections for £100, PATs from £3 per item and EPCs for
      £45 (the cheapest in Leicester).
